400 W Walnut is a mass-timber office building that draws inspiration from a tree’s growth. With a solid, grounded base, it reflects on the communities roots and then lightens as it ascends. The flexible office spaces allow for diverse tenant layouts, while the upper level opens to an outdoor patio with striking views of the city. Situated on a tight urban site just out of Milwaukee's downtown, the building’s verticality highlights the dense fabric of the surrounding neighborhood.

A tight, simple, and efficient column grid was essential in achieving a highly flexible floor plate that could easily adapt to the diverse needs of future office tenants. By minimizing irregularities and optimizing column spacing, the design allowed for possible reconfiguration of office layouts. Additionally, the streamlined grid reduced structural complexity, which would translate into faster assembly, fewer material requirements, and ultimately a shorter construction timeline. This approach not only enhanced cost efficiency but also ensured that the building could be delivered to market more quickly.
