The 314, a 29 story mass-timber tower will be located within St. Louis’ rapidly evolving Olive and Locust Historic district. The 314 is comprised of 287 residences, and 15,000 square feet of retail space. A communal rooftop terrace, with a restaurant, bar, and numerous amenities, overlooks Energizer Park, home of St Louis CITY FC. The mixed-use development will be a centerpiece of the City Commons, a vibrant new walkable neighborhood rich with entertainment, arts, dining, innovation, and old-world charm. Once completed, The 314 will stand as one of the tallest mass timber buildings in the world.

The use of wood is celebrated through an expressed timber structure. Exposed timber columns, beams, and ceilings bring a warmth and tactile experience to the interior. The tower’s footprint provides for a flexible arrangement of units while floor-to-ceiling windows provide unobstructed views of downtown and the Gateway Arch.

MASSING DIAGRAM – The massing of The 314 is broken into three distinct forms, each relating to different conditions in the neighborhood context. Views towards downtown to the East and Energizer Park to the South are maximized by stepping and shifting the form of the building and the strategic placement of window wall versus punched openings.

The tower’s base is a seven-story parking podium and mirrors the height of the historic buildings immediately to the West of the site. A deep setback on top of the podium allows for an amenity deck and pool area with southern exposure and outdoor access for the residential amenities on the 8th floor.

The 314’s glass and metal towers reflect the neighborhood’s industrial heritage. The brick podium and textured screen are inspired by the materials and scale of surrounding warehouses and the historic garment district to the East.
