350 South Water Street is a boutique office building with a contemporary design inspired by Milwaukee’s industrial heritage. Located on a small triangular site along the Milwaukee River and near iconic landmarks like the Zinn Malting silos and the CNW railroad swing bridge, the site’s complex constraints—involving easements, utilities, and deteriorating riverbank structures—demanded an innovative design solution. Drawing inspiration from the swing bridge, the building features a dramatic cantilever over non-buildable areas, increasing the usable space and forming a striking canopy at the entrance, and expressing the angular structure at the interior. The flexible floorplates, glass façade, and expansive roof terraces take full advantage of river views, while creating a dramatic waterfront presence and supporting the neighborhood’s transformation into a vibrant, modern district.
